PCS to Florida — Military Relocation Guide for Families
PCSing to Florida? You're moving to a state with no income tax, strong military communities, and a housing market where VA loans are widely used and accepted. Start your home search 60-90 days before your report date, get pre-approved with a VA-friendly lender, and connect with a Military Relocation Professional (MRP) who understands PCS timelines.
What Should You Do First When You Get PCS Orders to Florida?
Getting PCS orders is exciting and overwhelming. Here's the priority order for a Florida move:
- Review your BAH rate for your new duty station. BAH is based on the ZIP code of your installation, your rank, and dependency status. This determines your housing budget.
- Get pre-approved for a VA loan. This should happen early — ideally 60-90 days before your report date. A pre-approval letter tells sellers you're a serious buyer.
- Connect with a Military Relocation Professional (MRP). An MRP-certified REALTOR understands PCS timelines, VA appraisal requirements, and BAH budgeting. Barrett Henry is MRP-certified and serves Tampa Bay.
- Start your home search — even remotely. Virtual tours, video walkthroughs, and detailed neighborhood analysis can help you narrow down communities before you arrive.
- Coordinate your DITY/PPM move and arrange temporary lodging if needed. Many military families use TLA (Temporary Lodging Allowance) or TLE (Temporary Lodging Expense) while searching for permanent housing.
How Does the VA Loan Timeline Work with a PCS Move?
A typical VA loan purchase takes 30-45 days from contract to closing. Here's a realistic timeline for a PCS buyer:
- Day 1-3: Get pre-approved by a VA-approved lender (can be done remotely)
- Day 3-21: Search for homes, attend virtual or in-person showings, make an offer
- Day 21-24: Contract accepted, earnest money deposited
- Day 24-35: Home inspection, VA appraisal ordered and completed
- Day 35-50: Underwriting, clear to close, final walkthrough
- Day 50-55: Closing day — sign documents, get keys
This timeline can be compressed with an experienced MRP agent and a responsive VA-approved lender. Barrett has helped military families close in as few as 25-30 days when PCS timelines are tight.
How Does BAH Affect Your Home Buying Budget in Florida?
Basic Allowance for Housing (BAH) is one of your most powerful tools for buying a home. Key things to know about BAH in Florida:
- BAH is tax-free.Because it's not taxed, VA lenders can "gross up" your BAH by 25% when calculating qualifying income. If your BAH is $2,000/month, a lender may count it as $2,500/month of income.
- Florida has no state income tax. Combined with tax-free BAH, your effective income in Florida is higher than in most states.
- Many Florida homes fall within BAH budgets. Especially in communities like Brandon, Riverview, and Spring Hill near MacDill AFB, or Crestview and Fort Walton Beach near Eglin/Hurlburt.
- BAH rates are recalculated annually. They generally keep pace with local housing costs, though they can occasionally lag behind in rapidly appreciating markets.

What Administrative Tasks Should You Handle After Arriving?
Once you've arrived at your new Florida duty station, take care of these administrative items:
Driver's License
Florida law requires new residents to obtain a Florida driver's license within 30 days. Active-duty military with a valid out-of-state license are technically exempt, but getting a Florida license is recommended for establishing domicile — which unlocks the homestead property tax exemption and other benefits. Visit your local DHSMV office with your current license, two proofs of residency, and your Social Security card.
Vehicle Registration
Active-duty military stationed in Florida with an out-of-state registration are exempt from Florida registration requirements. If you claim Florida as your domicile (recommended for tax benefits), you may want to register your vehicle in Florida. Visit your county Tax Collector's office with your out-of-state title, current registration, proof of insurance, and a VIN inspection.
Homestead Exemption
If you buy a home, apply for Florida's homestead exemptionat your county Property Appraiser's office. This provides a $50,000 exemption from your assessed property value (saving roughly $900-1,000/year in property taxes). Veterans should also apply for the additional $5,000 veteran exemption. Applications are typically due by March 1.
Voter Registration
Register to vote in Florida through your county Supervisor of Elections or online at RegisterToVoteFlorida.gov. If you claim Florida as your domicile, registering to vote here supports your residency claim for tax and legal purposes.
How Do Florida Schools Handle Military Children?
Florida is a member of the Interstate Compact on Educational Opportunity for Military Children, which addresses common challenges when children transfer between schools due to PCS moves:
- Enrollment: Schools must enroll military children immediately, even if paperwork is delayed
- Records transfer: Schools must request records within 10 days and the sending school must respond within 10 days
- Course placement: Students are placed at the level they were enrolled in at their previous school, regardless of whether the new school offers the exact same courses
- Graduation: Flexibility in meeting graduation requirements for students who transfer during high school
- Extracurricular activities: Military children must be given the opportunity to participate regardless of transfer timing
In Tampa Bay, some of the highest-rated school clusters for military families include the Brandon/Valrico area (Hillsborough County), Wesley Chapel (Pasco County), and parts of Pinellas County near the coast.
What Should You Know About Florida's Climate and Lifestyle?
If you're PCSing from a northern or western base, Florida's climate is a major adjustment. Key things to expect:
- Hurricane season runs June through November. Most of Florida hasn't been directly hit in many years, but you need flood and wind insurance, and homes in certain zones may require additional coverage.
- Summer heat — June through September brings daily highs of 90-95F with high humidity. Air conditioning is essential (and reflected in your utility bills).
- No state income tax — But Florida does have sales tax (6-7.5% depending on county), higher property insurance rates than many states, and tolls on many highways.
- Outdoor lifestyle — Florida offers year-round access to beaches, boating, fishing, state parks, and outdoor recreation. Many military families find this is one of the best parts of a Florida assignment.
